Initial Consultation
We will visit you in the comfort of your home for a free initial design consultation to discuss your requirements, ideas and the feasibility of the scheme. Planning permission is not always needed and the vast majority of homes have permitted development rights. We can investigate and advise upon the permitted development rights of your home during our visit. There may be further information required, and in some cases, we may need to consult with your local authority or submit a pre-application report to ascertain your scheme's feasibility and likelihood of approval.
We analyze and study each project individually and advise on the feasibility and a rough cost estimation, and our fees to carry out the job. We are often able to offer this consultation for free- It’s then up to you if you want to proceed.
Measured Survey
The starting point for any new project is to carry out a measured survey of the existing structures. This is a detailed survey picking up measurements and information such as existing drains, boundary locations, etc.
Design Proposal
This is the most important stage of the process to collaborate all requirements and ideas into reality. We will carefully consider the various ways your brief can be met, and think laterally around the brief to make sure all options are considered
Initially, several different design solutions will be explored to prepare initial proposals, which will be presented to you. Following this, various amendments will be made until we reach a point where you will be 100% happy with the final design. We encourage our clients to be actively involved in this process.
Planning Permission
Planning permission is required for most of the larger extensions, however in the case of small single storey extensions, it can fall under permitted development. Either way we will act as your agent applying for planning consent, application for change of use or a lawful development certificate and carry out all negotiations with the planning department.

Building Regulation (Building Control)
Building regulations are entirely separate from Planning Permission. Almost all extensions, conversions and structural alterations require building regulations approval for the work you are carrying out. Once the relevant planning consents have been obtained, we go above and beyond the statutory level of information required and will provide a detailed set of construction drawings which will include section drawings, large-scale details, construction specifications and lighting layouts etc.
