Our fees depend on the size, type and quality of the project that a client requires. Fees vary for many different reasons, yet as with most services, the fee generally reflects the level of service provided.

The below table illustrates a general structure of our fee for various options and services provided.

Survey, Design and Planning Permission

Permitted Development Projects

Permitted Development means you can build an extension without obtaining planning permission first. Not all properties can benefit from this, such as Flats or houses which have had their rights removed. We can still obtain a Certificate from the Council for peace of mind. If you are unsure then we can advise you.

Building Regulation

Building regulations are entirely separate from Planning Permission. Almost all extensions, conversions and structural alterations require building regulations approval for the work you are carrying out. Once the relevant planning consents have been obtained, we go above and beyond the statutory level of information required and will provide a detailed set of construction drawings

Some projects may require a structural engineer to calculate structural elements like steel beams and columns. If your project requires Structural Calculations, we will obtain a quote from a Structural Engineer we regularly use.

Drawings are normally prepared and ready for submission to Local Authority within 7-10 days from survey. We can act as your agent for planning and building regulation applications.

Planning and Building Regulations charges to Local Authority are in addition to the prices quoted above.
